We are a real estate team working in a metropolis, and we're looking for an edge. We do plenty of condo and loft sales, as well as traditional houses and businesses. We're young and hip, and we need our marketing materials to reflect that.
We've been steadily growing over the past couple of years and we're looking to expand our business with the use of marketing and advertising material.
This piece of creative genius you are creating will be used to target clients looking to list their home for sale. They would typically not be getting any kind of material when they've started thinking of selling. And once we're contacted, we'll be sending them this "Pre-Listing Package" before we make our first visit to their home.
We are looking to create a "Pre-Listing Package" that will contain 10 pages (back to back, so 5 pages in print). 8x10 folded is perfect. So each page will be 8x5, with staples in the middle. 1 page is fine for first submission.

The package will look professional and will reflect us. Each page should have the same general look and feel, but should be unique enough or specific enough to reflect the content of that page. For example, on the "Testimonials" page, maybe faux post-it notes for each testimonial? The checklist page will just have designs on the border, to accommodate the amount of text. Etc..
We're looking at using black, grey, silver, red and white as our colour scheme. There should be a mostly white background. We want it to be easy to read.

We'd like to keep our "name logo" design.
There will almost certainly be more work to come for the winner - we'd just like to build on the design that we come up with here with different marketing materials.
